Celebrating National Conveyancing Week

News
12th Mar 2024

Rob Hailstone, Founder of National Conveyancing Week says: “Home buying and selling are one of the most important events that take place in the lives of nearly everyone at some point in time. However, it can be time-consuming and difficult to understand for many. National Conveyancing Week aims to help de-mystify the many strands that make up the process for the general public and the numerous stakeholders involved.”

What are the biggest challenges or concerns for clients when buying/selling their property?

Deputy Technical Property Director at Taylor Rose, Simon Black, identifies that amongst other things, clients are increasingly concerned about interest rates (associated with mortgages). A hot topic in the media at the moment.

When it comes to clients buying properties, many have a lot of questions about when the right time is to fix your mortgage. As a firm Taylor Rose do not give mortgage advice but for those clients buying with a mortgage and also for clients involved in chains with mortgages involved, it becomes a big factor within the process when supporting their clients.

Secondly, time frames. Today’s Conveyancers reports that the time it takes to buy/sell your property seems to be increasing with the average time taken to finalise a sale (from initial listing to completion) now sits at 19 weeks across the UK. Taylor Rose solicitors work hard to ensure the process is as smooth and efficient as possible, aiming to complete the client’s transaction within appropriate time frames.

Thirdly, and possibly one of the biggest challenges is purely around the general knowledge of the process. Conveyancing itself is one area of Law where there doesn’t seem to be a lot of understanding about how it works.

Simon says “from being in the industry for a numbers of years now it is evident that the conveyancing process is not one that is fully understood. TV and films make it seem like you can turn up with a suitcase full of cash and buy a house in a day – sadly this isn’t the case! Thus, we find National Conveyancing Week is important in helping raise awareness and understanding around conveyancing. Enabling us to separate realistic expectations from the myths.

How we help clients overcome challenges

Taylor Rose explains that they do everything they can to break down the process step by step, and jargon free. Their team simplifies the process for clients, making sure they understand, can ask questions, and avoid risks. Many people see buying a property as a big investment. It's crucial for conveyancers to be proactive in transactions to ensure a smooth and positive experience for buyers.

Simon also comments that “some clients might be selling on behalf of deceased relatives and might be an emotional time for clients and their families. Our in-house team delivers insightful training on a whole host of non-conveyancing related topics to fee earners and support staff to ensure all clients recent the very best service.”

Taylor Rose also encompass their Smart Modern Law ethos, continuously investing in their technology to make their client (and conveyancers) journey from start to finish, as uncomplicated and user friendly as possible. With Conveyancers utilising latest technology where possible, from onboarding and reporting system to phone systems.

Additionally, they work with partners like Sloth Move to enhance the home moving experience and support in other areas when you move. Sloth Move helps you update your address with all organisations when you move home. They make it easy to transfer your data all at once. Saving clients on average 15 hours, 21 phone calls, and the worry of updating their data.

“Seamless Homebuying Journey - I highly appreciate my solicitor's outstanding support in the recent purchase of our house. Her dedication and efficiency in handling all aspects of the process made the experience smooth and stress-free.” - 5* review from Taylor Rose client (Review Solicitor)

“We had a really good experience of using Taylor Rose for the sale of our property. We had a complicated sale, and our solicitor was there every step of the way to navigate the process for us and keep things moving in the right direction. A perfect balance of professionalism with being personable and explained legal matters in an accessible manner.” - 5* review from Taylor Rose client (Review Solicitor)

Do you have any advice for someone looking for a conveyancer?

Simon suggests that you “do your research. Price does play a part in the process, but do not necessarily go with the cheapest.

Local conveyancers are great, as they have local knowledge that can help massively in identifying any risks that others may miss, and at Taylor Rose we have offices in many locations around the country to assist.”He adds “make sure you are prepared. There’s a lot of paperwork, your funds need to be in order and your conveyancer may have some questions – it’s not personal, just the nature of the job.”
